Hard Services Assistant Manager
Job Description
1. This position manages the Hard Services Division.
2. To ensure a smooth and efficient operation in the maintenance department in relation to the Company Core
Process; thus directly impacting the opening of the Leisure Facility, delivering the experience and closing the
Leisure Facility.
3. This position involves operation and maintenance of all facilities and equipment. Perform analysis of
equipment failures and recommends a course of re-design/action. all 3rd party Preventative Maintenance
(PM) program and manages the Facilities/3rd party contractors team. team.
4. To Support the Hard Services Support Manager that the best practices are being performed by the 3rd Party
Contractors to improve work efficiency, by reducing operation costs while increasing productivity.
In order to be considered for this role you will be / be able to:
Hard Services:
- Overall long term planning for facility related equipment & devices, shutdown, overhaul and annual maintenance including Non Destructive Testing and 3rd party inspections.
- Approving Service Requests (SR) and ensuring they are completed in a timely manner.
- Liaising with vendors & sub-contractors.
- Integration, commissioning and training of existing and new facility related equipment & devices.
- Manage and improve PM plans for existing and new equipment.
- Ensure proper inventory levels of spare parts for all facility related equipment.
- Check manuals & review drawings as submitted for any facility related equipment.
- Utilize the Computer Managed Maintenance System (CMMS) as a tool to schedule work, track labor reporting and provide necessary input to improve processes and procedures.
- Liaise with the engineering team and 3rd party contractors to constantly improve Facility related equipment performance.
- Responsible to train new colleagues or 3rd party contractors on the recruitment skills training curse pack and conduct refreshers.
- Stays updated on industry trends and shares information with the team through briefings, discussions and activities.
- Reviewing and Executing Facilities Annual Preventative Maintenance (PM) Program by 3rd party contractors.
- Liaising with vendors & sub-contractors. * Reviewing 3rd Party Contractor of monthly manpower scheduling.
- Monitoring departmental / 3rd party Key Performance Indicators (KPI) and strategic initiatives.
- Creation, review and management of Annual Maintenance Contracts (AMC) work scopes and requirements.
- Meeting Civil Defense requirements in order to have safe, fully operational parks.
- Creating Permits to Work (PTW) for vendors / sub-contractors.
- Ensure all third party inspections are completed, working in conjunction with the Environmental Health and Safety (EHS) Department and providing acceptance of the facility / attraction.
- Supervision of contractors / vendors working within the parks.
- Maintaining high fire life safety standards.
In addition to the above you should have the following:
Essential:
- Degree or Diploma in Mechanical/Electro-Mechanical/Civil engineer with extensive facilities management experience and knowledge or related courses.
- 8-6 years in a Managerial/Supervisory position.
- Minimum of 6 years’ experience in a similar role.
- Prior experience in leading small to mid-sized maintenance team.
- Must have technical hands on experience and knowledge of all the below systems:
- BMS Systems
- Pumping Systems
- Water treatment systems
- Boiler system
- Basic Electrical if not primary trade
- Heating, Ventilation and Air Conditioning Systems (FAHU, AHU, FCU)
- Heat Exchangers
- Fire Suppression Systems
- Keen eye for detail
- Ability to read, write, speak and understand English fluently
- Strong customer service skills
- Ability to meet or exceed the company’s attendance and punctuality standards
- Ability to evaluate objectively, fairly, and consistently
- Ability to use common tools
- Ability to understand and follow directions as given
- Ability to work with minimal supervision
- Proficient user in MS Office programs (Excel, Word, PowerPoint and similar software’s).
Desirable:
- Electrical Design knowledge
- Lighting knowledge
- Power Distribution knowledge
- Fire Alarm knowledge
- Fire Suppression knowledge
- Landscaping knowledge Plumbing knowledge
- Prior experience in a Hotel, Hospitality/Leisure Facility or Construction Company.
- Implementation, technical & working knowledge of any Facility related Equipment/Devices
- CMMS System experience such as MAXIMO,CAFM or similar software’s
