A Building Management System (BMS) Operator is responsible for monitoring, operating, and maintaining automated systems that control building functions such as HVAC, lighting, security, energy efficiency and alarm messages. The role ensures optimal system performance, occupant comfort, and compliance with safety standards.

Key Responsibilities:

1. Monitor BMS and set control parameters to maintain comfort control and operations process.

2. Monitor the system for equipment failure or errors in performance

3. Trouble shooting of all issues for assets available in the BMS by providing diagnosis from BMS for faster response.

4. Generate equipment performance reports from Building Management System on a daily basis.

5. Facilitate necessary system changes such as change the set points, time schedules etc.

6. Respond to system alarms and events as per the BMS operations procedure

7. Record and notify supervisor or maintenance technician of equipment malfunctions

8. Provide the maintenance supervisor with planned preventive maintenance (PPM) schedules for implementation and handle the follow up on the same

9. Perform daily auditing of performance by utilizing the facilities built on the building management system (BMS) e.g. data logging(locally and cloud base platform), plant review, alarm manager status, etc.

10. Verify the field devices operation and ensure all devices are healthy at site.

11. Analyze reasons of failure of plants and provides specific diagnostic, problem analysis and specify the necessary remedial actions for Supervisor’s approval

12. Use the historical logged data of various plants to review the system and propose improvements in order to enhance the system efficiency and / or reduce the operation cost as well as improve the services provided to customer.

Minimum Requisite Qualifications:

ITI or Diploma in Electronics / Electrical / Mechanical Engineering

Experience Requirement:

Minimum 5 years’ experience in BMS, Access Controls & CCTV Systems, and Middle east experience preferred.

Skill Sets:

1. Ability to communicate effectively – both verbally and in writing.

2. A basic knowledge of Microsoft Office packages – MS Word, Excel, MS Outlook.

3. Experience in HVAC systems, chillers and electrical systems, read and understand technical drawings and have fault finding ability a firm knowledge of Health and Safety Procedures.

4. Problems solving and analytical skills and to be part of a team.

5. Ability to work effectively with various personnel and teams and be flexible in work assignments.

6. Knowledge of local building codes and safety regulation.

7. Able to work in multiple shifts as per Company Requirements.

8. Ability to manage critical situation Execution and Delivery, and Customer service orientation, Friendly and helpful, Ability to lead and guide.

9. UAE light motor driving license will be added advantage
